The last houses at the Headfort Demesne development in Co Meath are now available, priced from £215,000. Built in the grounds of the heavily wooded Headfort Estate, the development is located on the outskirts of Kells, about one hour from Dublin.
Two and three-bedroom mews houses are available in the main and lower courtyard, ranging in size from 1,018 sq ft to 1,213 sq ft and priced up to £250,000. Larger homes are also available in the upper courtyard at prices up to £290,000.
Langville Properties is responsible for transforming the previously dilapidated ruins of a number of carriagehouses, barns and stables. The houses are being sold by joint agents Bill Montgomery of Sothebys International Realty, and John Farrelly.
The main courtyard has 24 mews houses with original cut-stone facades, natural slate roofs and double sash windows. They face on to a cobblestone courtyard with a parterre garden, adapted from a classical 18th-century courtyard, as its centrepiece.
Five houses, with either two or three-bedrooms, are for sale, the largest being a converted carriage-house of 1,750 sq ft with three bedrooms, all en suite, and particularly high ceilings.
Adjoining the main courtyard is the lower courtyard, which has been newly added in a style that is more contemporary in design and layout. These houses front on to a cobblestone courtyard with a formal reflecting pool as its centrepiece. The pool is edged by a series of domino pieces.
Six houses are for sale in the lower courtyard, with a choice of two and three-bedroom homes, costing up to £250,000 for the largest at 1,644 sq ft.
In the upper courtyard, built in a former orchard, there is one three-bedroom house of 1,700 sq ft, and one four-bedroom house, also of 1,700 sq ft. These cost £290,000 each. Standard features include sound-proofed walls and floors, double-glazing and underfloor and overhead central heating. All kitchens have fitted units and Neff electrical appliances.
Interiors include cornices, pine ceiling beams, terracotta tile, Portuguese limestone or French oak floors and open fireplaces with marble surrounds, as well as French doors leading into back gardens.
The Headfort Golf Club is on the doorstep of the Headfort Demesne and a limited number of free club memberships is available to purchasers. There are also fishing rights on the nearby River Blackwater.
