The first phase of Ardamine Grove, a new development of 23 holiday homes in Courtown, Co Wexford, will attract not just investors but people looking for a family holiday home, even owner occupiers, because they are bigger than houses in similar schemes. The houses, being launched this weekend, qualify for Section 23-type tax relief.
The Phillips Partnership is handling sales of the development which is located south of Courtown and is across the road from Ardamine beach, close to Riverchapel Village. A small development of houses were built here in the 1980s and these are now predominantly owner-occupied, so the new scheme benefits from being part of a mature development. There are 16 detached four-bedroom 1,345 sq ft bungalows, while the seven detached four-bedroom houses are similar in size at about 1,340 sq ft. The first phase consists of five bungalows which are being released this weekend at £125,000 and are nearing completion. The entire development is scheduled for completion in March 2000.
The developer is Courone Ltd. The size of the houses could make for an attractive mix of purchasers. To cater for families on holidays, a dedicated children's play area has been included in the development. There is an open-plan front garden but each house has its own private back garden.
The developers have included features in the house that make them comfortable for year round living by owner occupiers. The windows and doors are double-glazed as is the sun porch. All four bedrooms have fitted wardrobes and the main bedroom has a well-appointed tiled en suite. There are the usual modern creature comforts of central heating and an alarm. In the kitchen there are pine units, a tiled splash-back and throughout the houses, ceiling heights are above average.
