A very spacious stone-faced house with five bedrooms in the heart of Co Kildare is guiding £600,000 by private treaty sale, through local auctioneer Colm McEvoy.

The Lodge is located at Milltown, three miles south of Newbridge and close to the Grand Canal. With over 4,500 sq ft of living space, there is enough for the largest of families to find a quiet corner, or it would make an excellent guest-house. The property, which is on two acres of lawn and landscaped gardens, is five minutes drive from an M7 motorway junction and about 35 minutes by car from Newland's Cross. The Hangman's Arch restaurant is within walking distance.

The present occupants extended the original bungalow four years ago and completely remodelled inside and out. Outside, the house has a pretty, old-fashioned look, with decorative roof edges, old stone walls and a deep verandah porch.

In contrast, floor-to-ceiling windows and double-height ceilings create an ultra-modern interior. Canopied gas heaters on the verandah are intended for sitting out on cool evenings.

The dramatic entrance hallway has a minstrel gallery at one end and an 18 ft ceiling with leaded glass over the stairwell. There is a gas-fired mahogany fireplace and polished porcelain tiles on the floor. A door to the right leads into the formal sittingroom, which features a raised stone open fireplace and French doors to the verandah. The floor here is pitch pine.

Across the hall, the big country kitchen has plenty of pine units with solid beech worktops, an island unit and a Belfast sink with brass fittings. Most of the electrical equipment is included.

Double doors open to the sunroom, which has three walls of floor-to-ceiling windows looking out on the gardens. This room, which has a terracotta-tiled floor, is overlooked by a mezzanine from the main bedroom. To the rear of the house is a suite of rooms which would convert easily to a separate apartment or office wing. There is a utility room with Belfast sink and range of cupboards, a guest bedroom with en suite bathroom, a multi-purpose games room, television room and a family room with a small kitchen area off.

Upstairs, the main bedroom is a very large double, with a fitted dressing room and en suite bathroom with antique bath. Double doors open to a mezzanine overlooking the sunroom downstairs.

Three further bedrooms are all double in size and have en suite showers. One of these also has a dressingroom and a gas fire. There is also a small study with built-in workspace and additional power and telephone lines. Two 60-gallon cylinders with their own pumps service the bathrooms.

The two acres of garden are mainly in lawn, with flower beds and paved terraces. A small stream and mature deciduous trees form the boundary.
