BLACKROCK €3.5M:A home with a 0.6-acre garden could appeal to househunters while developers are out of the market, writes Orna Mulcahy, Property Editor
WOODBURN, a Victorian semi-detached house on 0.6 acres in Blackrock, has come on the market through Sherry FitzGerald asking €3.95 million.
It's not the first time that the early Victorian house on Sydney Avenue has featured on these pages. Back in 2000 it was auctioned with a guide of £1.5 million, and at the time it was assumed that a developer would buy it and build in the garden, which runs all the way back to Frascati Park with access onto that road.
The house subsequently sold, but the sale collapsed - twice. The owners called it a day and stayed on in the house for another few years.
Now they are ready to go again, in the hope that househunters will see it as an opportune time to buy, when developers are not in the market.
House prices have risen and fallen fairly dramatically since 2000, but today's asking price seems a little on the high side. There are a number of large family homes for sale in the immediate area, with prices starting at under €2 million.
On the plus side, Woodburn is a handsome house located on a quiet stretch of the road which connects Mount Merrion Avenue with Anglesea Avenue and on to Carysfort.
The garden is an obvious draw, although it does have a stream running through it.
Buyers will have to budget for a complete refurbishment of the house too. It's a pretty house, set well back from the road and cloaked in creeper. There is a large front garden and plenty of off-street parking.
Inside, the floor area extends to around 232sq m (2,500sq ft) with three nicely propertioned reception rooms and five bedrooms.
Some nice period details have survived, including ornate fireplaces, and an elegant staircase that rises to the upper floor.
