Twenty-one three and four-bedroom houses will go on view this weekend in a new phase of Coolmine Lodge at Clonsilla, Dublin 15. The houses, priced from £149,950, will be ready to move into in the spring.

This launch marks the end of the 250-house development, although one or two may be added on at a later date, says selling agent Leahy Property Consultants. Most of the houses in the scheme are now occupied, and landscaping established.

The houses for sale are three-bedroom semis from £149,950, with a few larger four-bedroom semi-detached houses available from £163,950. When the scheme was launched in October 1998, buyers paid from £118,000 for a three-bedroom unit and from £136,950 for the four-bedroom house type.

The development is laid out in cul de sacs. House exteriors are half-brick, with a tiled front porch and a bay window at first floor level. Three-bedroom units measure 1,050 sq ft. Larger plots with garage space will cost around £3,000 extra.

The three-bedrooms have a standard interior design, with a sittingroom to the front (with a timber and cast-iron fireplace and ceiling coving), downstairs lavatory and a big diningroom/kitchen with simple white units. Two of the three bedrooms upstairs are doubles and there is one single room which would make an ideal study. The main bedroom has an en suite shower which includes standard tiling.

Coolmine Lodge is on the main Clonsilla Road, five minutes drive from Blanchardstown village and in walking distance of the shopping centre. The M50 ring road is nearby and there is an Arrow rail link to the city from Clonsilla station.

There are four 1,250 sq ft four-bedroom houses on offer in this phase, priced from £163,950. These have a separate sittingroom and diningroom and a spacious kitchen/breakfastroom with Shaker-style cupboards. As with the three-bedroom houses, fireplace and en suite tiling is standard.

Front and rear gardens vary in size to accommodate the curved streetscape.
