A showhouse is opening this weekend for the first time at Glencarrig. Developer Tim Phillips of Trailbury Properties has employed highly-regarded Wicklow builder John Staunton to create the six 2,800 sq ft "bespoke" houses to an extremely high specification.
Just two of the houses are for sale in this phase, with the remaining four to be offered at a later date. While many buyers will opt for a specification upgrade, the basic price of £549,500 (€697.720) can also be reduced by cutting out some of the more luxurious standard fittings.
Each house is on a generous three-quarter acre site with a gravelled driveway and fenced plot.
There are two designs to choose from. The standard finish includes a low-maintenance exterior finish, higher-than-average ceiling heights and painted interior walls.
Inside, a wide atrium entrance hall with an overhanging first-floor gallery supplies maximum light. A very large sitting/diningroom extends into a sunroom which opens to a terrace. Floor tiling is standard in the entrance hall, downstairs washroom and kitchen area. Doors lead through from the diningroom to a long kitchen/breakfastroom, also with doors to the garden. At the front of the house, a good-sized family room has access to the kitchen.
The kitchen/breakfastroom and utility room are fitted with oak units designed by Andrew Ryan. A traditional Alpha stove has been fitted in addition to an electric oven and hob.
