Co Louth: €2.5m: Beside the sea at Dunany and minutes from the M1 at Dunleer, a Co Louth country house has all the ingredients of a fine family home.

Joint agents HOK Country and O'Brien Collins Real Estate Alliance are guiding €2.5 million for Segrave House, an early Victorian mini-estate with a four-bedroom house, cut-stone stables and 23 acres of land.

Segrave may be divided into lots, with the house, courtyard and three acres sold separately from the cut-stone buildings and 20 acres. Individual guides will be decided closer to the auction date and depend on the level of interest, says Pat O'Hagan of HOK Country.

The location of Segrave House is rural and coastal, down a quiet cul-de-sac which also leads to Dunany House, a renowned equestrian centre. Views across the sea to Clogherhead Point are good, especially from the back field.

French oak is laid on the kitchen floor and an oil-fired Aga is set into a brick alcove. The pantry is off this. A stained glass window adds colour to the landing. Off this, the main bedroom has a period fireplace and smart new en suite bathroom with marble tiling, twin washbasins and a Jacuzzi bath and power shower.

Bedroom two has a fireplace and en suite shower and there are two further bedrooms, one with a marble fireplace. Planning permission was granted in 2003 to convert the outbuildings into a healing centre and antique warehouse. Substantial stone farm buildings with separate access have been refurbished.
