A split-level 1970s bungalow in Coundon Court, Killiney, Co Dublin, sold late last year for just over £637,000, which would seem to show that there is a very strong market for large, relatively modern family homes, despite the popularity of period houses.
These tend to be bought by young families, often from the same area, trading up. Now another house in the same estate, number 12, is on the market by private treaty through Douglas Newman Good. The asking price is £615,000.
Coundon Court is a small development of 27 houses built at the dual carriageway end of Killiney Avenue. Number 12 is detached and has almost 4,000 sq ft of space. For a suburban family home, it is very large and the accommodation is spread over five bedrooms, two reception rooms, a kitchen, study and a games room which is large enough to take a full size snooker table.
Two further attic rooms are also used as bedrooms. Aside from the snooker room and one of the bedrooms, none of the other rooms is particularly large.
The house was renovated, virtually room by room, about three years ago, so it has lost most of its original 1970s features except small details such as the redbrick fireplace in the living room and the glass panelled internal doors.
Off a spacious and bright entrance hall is the L-shaped livingroom which runs the width of the house. It also incorporates a formal dining area at one end. The floors in the hall and in this room are polished oak. On the other side of the hall is the family room which has a large picture window and enjoys lovely mountain views, as do all the rooms to the front of the house.
The kitchen has very obviously been modernised with new limed oak units and the floor is Chinese slate. Off it is a well-equipped utility room.
There are three bedrooms on this level, one with a large en suite. There's also a tiny study and a very attractive bathroom which has been completely restyled with Villeroy and Boch tiles and new fixtures and fittings.
Upstairs there are two bedrooms, one particularly large at over 35 ft long. The two attic rooms are double bedroom size and single bedroom size. There is also a shower room on this level.
The garage has been turned into a snooker room and is accessed down a flight of external steps. It has its own shower room so there would seem to be the potential to convert it into a self-contained granny flat. The back garden, which is on a slope, has been landscaped and managed to look good on a dreary January day. There is a large, well-planted rockery section, a paved patio area and a lawn. There is off-street parking at the front.
