Another phase of Woodstown Village is being launched this weekend. The Ellier Development's scheme at Ballycullen Road, Knocklyon, in Dublin 16, has proved extremely popular, with each phase selling out within weeks, partly due to its proximity to the Southern Cross route and to the M50.
About 600 houses in all are planned for the development.
Ross McParland is offering 46 houses today, and these will be the only homes to be released at Woodstown Village this year. They are mostly large and detached with the five-bedroom extending to over 1,600 sq. ft. Woodstown Village houses are finished with a close attention to interior detail. The houses all have interconnecting double doors between the reception rooms and sliding doors to fenced back gardens.
The development has over 30 acres of open space with extensive landscaping and a central tree-lined avenue with individual cul-de-sacs branching off it, designed to reduce traffic flow.
On sale from today are three and four-bedroom semidetached and four and five-bedroom detached homes. Some face an expansive green area while others look towards the Dublin mountains.
At the top end of the range are four and five-bedroom detached houses, with impressive interconnecting reception rooms and integrated garages. Some of the detached houses are on large corner sites and prices range from £240,000 to £310,000.
Two styles of four-bedroom semi-detached houses are available. One has about 1,270 sq. ft and has a large kitchen/breakfast-room, which benefits from the extra light of a Velux window. A larger 1,340 sq. ft house has an integrated garage. Prices for the four-bed semis range from £185,000 to £210,000.
First-time buyers were attracted to the three bedroom semi-detached house in earlier phases. These now cost £169,500, compared with £155,000 last September. However, only eight are for sale. It is well-designed of approximately 1,020 sq. ft. The hillside setting is one of the big attractions of this development. Ellier have maintained a walk-way to the mountains at the side of the scheme.
Another attraction is the village centre at the entrance to the development which is already trading and has a range of shops and other facilities such as a hairdresser and a restaurant.
All houses are covered under the Homebond 10 year structural guarantee scheme.
