Dublin 3: from €265,000 The regeneration of Dublin's docklands continues apace with the launch from plans of phase two at Lighthouse Apartments, a new scheme off Church Road in East Wall, Dublin 3.

Sherry FitzGerald New Homes is taking bookings from today at its Donnybrook offices, where 40 apartments are on offer and a model of the development will be on show.

Prices are keen for such a convenient location, where two-bedroom former council houses in the immediate area have nudged over the €300,000 mark.

At Lighthouse Apartments, one-bedroom units of 43-52sq m (463-560sq ft) start at €265,000, two-beds of 66-85sq m (710-861sq ft) are from €335,000 and three-beds of 95-120sq m (990-1,206sq ft) cost from €400,000. One underground car-parking space costs an extra €25,000.

Construction is well under way and apartments in this block are expected to be ready to move into by April 2006, according to the agents.

The developer is the Collen Group, a long-established contractor which built the RDS Main Hall, Howth Yacht Club and the lighthouses in Galway Bay and Inishowen. The Collen Group was also responsible for the maintenance of Poolbeg Lighthouse, hence the name of its latest project. Lissadell Wood in Malahide is one of its previous residential schemes.

A total of 157 apartments are planned for Lighthouse Apartments, divided among two seven-storey brick and render blocks. Some retail units will be located on the ground floor and three commercial buildings are also planned for the 3.78-acre site. CPM Architecture has given the interiors a modern look, with ivory units and ceramic tiling in the kitchens.

A welcome inclusion is the provision of a full range of integrated electrical appliances. Bathrooms and en suites will come with floor and wall tiling, with a large sink and toilet set into a cherry-look unit. Most two and three-bedroom apartments will have en suite showers off the main bedroom. Each apartment will be wired for broadband and digital television.

Windows will be large to let in maximum natural light and each unit will have a good-sized decked balcony looking over the city. Landscaping will have a city garden look, with boxed shrubs and paving. Annual management fees are set at €1,475 for two-bedroom units.
