GROSVENOR SQUARE is a spot with little through traffic, a fact often overlooked by Dublin 6 address hunters. The only sound you're likely to hear is the bounce of tennis balls in the grass courts on the square itself.

Number 11 Grosvenor Square is a sizeable end-of-terrace redbrick and ithe three years since the present owners bought the property the house has undergone a sensitive and significant restoration. The owners paid in the region of €3 million for the house and significant lands to the rear and side which they have developed with HKR Architects and conservation architect John Cremins.

The main house is back on the market with an AMV of €2.8 million through Sherry Fitz-Gerald. The auction is on May 14th.

Also for sale are four mews houses with entrances to the rear, on Grosvenor Lane, cost €1.05 million.

The main house is 290sq m (3,050 sq ft) in size. At hall level there are two ample rooms with original fireplaces and restored coving and ceiling roses.

These reception rooms, a drawing and diningroom, are slick and roomy and both have twin windows which accounts for the superb natural light throughout. This is an exceptionally bright house filled with the type of gauzy light you find in period properties. Views from the front are across the lawns and bowling greens of the Square.

There is a third room on this floor, which could become a fifth bedroom, study or library.

At garden level the rooms are also bright and spacious. A large family room leads into a Siematic kitchen and breakfastroom where double French doors lead to the south-facing garden.

Another bedroom is on this floor. It is adjacent to a large and stylish wetroom, ideal for hosing down sporty teenagers. A side door means they can slip in and out without spoiling the whole house.

The floors at garden level are honed limestone throughout. This is continued out into the garden where there are limestone paths.

The four high-spec, two-bedroom mews houses to the rear, on Grosvenor Lane, have a similar attention to detail as the big house. But these are contemporary with a capital C.

Combed limestone clads the exteriors, which gives you some indication of the level of finish inside.

The ground floor is open plan with Siematic kitchen and adjoining dining area flowing through to a sittingroom; this in turn opens onto a lawned back garden. Underfloor heating helps keeps the mood warm and toasty.

A limestone staircase with glass and polished steel surround leads upstairs where there are two double bedrooms, both with floor-to-ceiling doors and en suite bathrooms. They are connected by a glass bridge.

At an average size of 88sq m (940sq ft) these homes are well-located, spacious, light-filled and good-looking. There is also off-street parking for one car.

The four mews houses are for sale by private treaty, each with an asking price of €1.05 million, also through agents Sherry FitzGerald.
