A family room is at the end of the house, and has an interesting corner window which looks south towards Wicklow Head (just glimpsed through the trees) and east to the sea. Across the hall is a compact sittingroom, a second kitchen, two double bedrooms and a bathroom. This part of the house may also be accessed by its own hall door. It could be put to use as a spacious "granny flat" or accommodation for an au pair.

A large, detached house in a quiet location a few minutes from Delgany village, Co Wicklow, has over an acre of sloping gardens. Cedar Views, 11 Kendalstown Rise, Delgany, is a five-bedroom family home. It is one of 18 houses in the eight-year-old development. All the properties are at least half-an-acre in size, and the estate is ringed with fine, stately pines, giving a mature and secluded air to the place.

When they first came on the market, the houses were priced between £160,000 and £170,000. Now their value has increased by more than 400 per cent. Cedar Views, which is to be auctioned by Douglas Newman Good on June 14th, has a guide price of £720,000-plus.

The front door of the house is on the north-facing side, but the internal layout is arranged so that all the principal rooms face south, and are bright and warm. The entire house is in very good condition.

The long drawingroom has a triple aspect with deep bay windows facing south, west and north. Next door, a small diningroom has sliding doors opening on to a large slab patio. Half of the kitchen is given over to a cosy sitting area. There is a good range of timber cabinets and modern appliances. A tiny sunroom has space for a couple of chairs. The upper level of the house extends into the roofspace, and all the windows are of the Velux roof-light variety. There is planning permission to create dormers. There are three good-sized bedrooms (one en suite) and a family bathroom. Spare bits of roofspace have been turned into storage areas. The landing is an airy, sun-drenched space, which serves as a home office.

Outside, the garden is a combination of perfect lawns and shrub beds. A bank of azaleas makes a vibrant splash of colour at this time of the year.
