Saggart/from €259,950: A mix of houses and apartments go on sale today in the final phase of a development on the edge of Citywest golf course. Kate McMorrow reports.

Large four and five-bedroom houses, two-bed own-door apartments and three-bed duplexes go on sale today at Carrigmore, near the village of Saggart in Citywest, Co Dublin.

Hooke & MacDonald is opening showhouses from noon and over the weekend for the final phase of the development, which has the best position on the site. This last cul-de-sac is right on the edge of Citywest golf course, looking across the greens to the Citywest Hotel and the Wicklow hills beyond.

Prices start at €259,950 for two-bedroom garden apartments with individual entrances. These have 69sq m (745sq ft) of living space. Three-bedroom duplex units on the upper two floors with 111sq m (1,200sq ft) of accommodation cost from €300,000.

Good-sized four-bedroom detached houses with 139sq m (1,500sq ft) of living space start at €575,000. Top of the range and with a very high spec are 204sq m (2,195sq ft) five-bedroom detached houses from €775,000. These have back gardens bordering the golf course.

The site is laid out in curved cul-de-sacs with a landscaped area in the centre of apartment buildings. Extensive planting gives the impression of instant maturity. Heating is by natural gas.

Five-bed houses have a substantial look, with all-brick frontages and good interior space for family living. Big kitchen-cum-breakfast-cum-family rooms have cherrywood doors and granite worktops.

Sittingrooms, diningrooms and bedrooms are a good size; tall windows look onto the Citywest fairways from the diningroom and French doors open into the garden from the sittingroom.

In all, there are about 30 units for sale. Six of the units in this phase are five-bedroom detached houses, with five four-bed detached, 10 garden apartments and 10 duplexes making up the balance.

While families and young couples will be in the majority of buyers, Carrigmore's proximity to neighbouring business parks could interest investors. Carrigmore is now almost completed .
