Temple Place is the first new apartment scheme to be launched in the city centre this season, with prices ranging from £129,950 to £180,000.
Located on Grenville Street, off Mountjoy Square in Dublin's north inner city, the first phase of 20 one and two-bedroom apartments is being released today. Selling agent Hooke & MacDonald says that apartments will be ready for occupation in March.
Built by Danninger Ltd - which is controlled by Liam Carroll of Zoe Developments, the company responsible for large pockets of redevelopment around Mountjoy Square - Temple Place will comprise a total of 41 apartments on completion.
A five-storey scheme, there are nine apartments per floor accessed via long corridors. The floors are served by a single lift and stairs located on either side of the building.
One-bedroom apartments cost from £129,950 to £149,950 and range from 450 to 550 sq ft. The livingroom of the 500 sq ft show apartment overlooks Grenville Street and off it is a galley kitchen with Shaker-style units, a standard feature of new homes these days. There is a storage cubbyhole off the hall and a hot press.
The double bedroom has fitted wardrobes. Priced at £149,950 to £180,000, twobed apartments are 650 to 750 sq ft. The living space of the 700 sq ft show apartment is big enough to fit a sofa and chair, a dining table with four chairs, book cabinet and a coffee table with ease.
A silver aluminium window stretches almost floor to ceiling - a feature of most of the livingrooms in the development. A serving hatch peeks through to the kitchen which can also be entered from the hall.
The kitchen is very much what you would expect to find in a city centre apartment - small, Shaker-style and with standard white wall tiling. As space is at a premium in apartments, the two storage areas off the hall are a nice touch. The hot press is also quite generous.
The main double bedroom overlooks the courtyard area which will be landscaped. The second bedroom is a double with a large window. Heating is Gold Shield Electric and the windows are double glazed.
The service charge is £500 per year for one-bedroom apartments and £600 to £700 for two-beds. An underground car-parking space costs extra.
Close to O'Connell Street, these apartments are in an area which has begun to undergo a transformation in recent years, with apartments being built all around the Mountjoy Square area.
Temple Place is on view from 12 a.m. to 2 p.m. today and Friday and from 2 p.m. to 4.30 p.m. on Saturday and Sunday.
