A new phase of 27 houses is likely to be in strong demand when they are released for sale this weekend at Woodstown Village on the Ballycullen Road in Knocklyon, Dublin 18. Prices will range from £140,000 for a three-bedroom semi up to £280,000 for a five-bedroom detached house. Agents Sherry FitzGerald have already sold over 200 houses on the 60-acre estate at the foothills of the Dublin mountains. There will eventually be 600 houses, a community centre and its own equestrian complex. A Spar supermarket and a chemist have already opened in a new neighbourhood centre which will also accommodate a hairdressers, a credit union, a creche, restaurants and fast-food outlets.
All the house types have projecting bay windows to the front which make the living rooms particularly bright. They also all have interconnecting double doors between sitting and dining rooms and sliding glass doors to the back garden.
There are three styles of semidetached house. The Glenasmole at 1,020 sq ft costs £140,000 and is aimed at first-time buyers. Only the show-house is available in the Glencree style which has a floor area of 1,090 sq ft. Sherry Fitzgerald say the price, including furniture and carpets, has still to be decided. The Avoca, with 1,160 sq ft, has an extended kitchen and integrated garage and is priced at £160,000. One advantage of such a wide range of house styles and prices is that residents should be able to trade up to larger units without moving out of the area.
At the upper end of the market, there are a number of four and five-bedroom houses all with interconnecting reception areas. The detached homes have integrated garages as a standard feature. The Shannon is a four-bedroom semi-detached house with 1,270 sq ft, priced at £160,000. It has a particularly large kitchen/ breakfast-room with a Velux window giving extra light.
The Avonmore is a 1,335 sq ft semi-detached with an integrated garage, priced at £175,000. The Dodder, a four-bedroom detached house with 1,330 sq ft, is priced at £220,000. The Caragh is a exceptionally spacious five-bedroom detached house with 1,650 sq ft and is priced at £280,000. Over 30 acres of Woodstown Village will remain as open space enhanced by liberal planting of beech and silver birch trees. With child safety in mind, the houses are arranged in cul de sacs off a central tree-lined avenue. A footpath leads to the mountains behind the village. Close proximity to the Southern Cross route, currently under construction, will provide easy access to Dublin Airport on the north of the city and the coast on the east when the motorway is completed.
