The third phase of Hollystown Demesne, on the edge of Hollystown golf course in Dublin 15, goes on sale from tomorrow with prices starting at £240,000. Seventy-one houses here have been sold since last July, and the first buyers have begun to move in.
There will be 125 four-bedroom houses in the current phase, with 20 being offered for sale initially. The development is at Hollywood Rath, half-way between the Navan and Ashbourne roads. Within nine miles of the city, it is four miles from Castleknock village and three from Blanchardstown Shopping Centre. It has easy access to the airport via the M50.
The two types of detached house at Hollystown Desmesne should appeal to families trading up. They are built along one side of Hollystown golf club. The current phase is due for completion within nine to 12 months. Prices range from £240,000 for a traditional house and from £280,000 for a two-storey dormer bungalow with a balcony off the main bedroom. The dormer houses have a flexible layout allowing for either three or four bedrooms depending on family needs. Conservatories cost an additional £15,000 or £20,000.
The smallest house, a 1,600 sq ft three-bedroom detached, is priced from £240,000. It has two interconnecting reception rooms, a study and a large kitchen/ breakfastroom with a good range of units. A utility room is off the kitchen. Upstairs, there are three double rooms and one single. The main bedroom has an en suite bathroom. The more unusual 1,950 sq ft dormer-style house is strikingly modern, with clean contemporary lines and plenty of space for a large family. It costs from £280,000. The sittingroom and family room are on either side of the front hall and a spacious kitchen/ breakfastroom with adjoining utility spans the rear of the house. In between, a formal diningroom can be used as a spare bedroom or office. Being a dormer house, the upstairs accommodation is more limited, with the main bedroom the largest room by far. This has an en suite bathroom and a balcony overlooking the fairways. Two other bedrooms and the family bathroom are at the rear of the house.
