Wroxton: €5m Two large homes on Foxrock's Brighton Road - one a fine period house, the other more modern - each have almost an acre of gardens, writes Rose Doyle
Wroxton, an Edwardian house set on over three-quarters of an acre of garden on Brighton Road, in Foxrock is set to make over €5 million at auction through Lisney on September 29th.
With such large grounds the house is likely to attract the attention of developers who have been scouring some of the best roads in south Dublin looking for infill sites in back and side gardens. The same developers are also likey to be interested in a site of over 11 acres off Brighton Road, backing onto Leopardstown racecourse, which is expected to make over €45 million when it goes to tender next month.
Wroxton is a large rambling house, typical of its era, and of the area where Dublin's wealthiest citizens have gravitated for over 100 years.
With a floor area covering 322sq m (3,460sq ft) and on 0.8 acres of opulent gardens, Wroxton has five reception rooms, six bedrooms, a sunroom and kitchen/breakfastroom. The drawing and diningrooms interconnect and lead on to the sunroom. Both have large and lovely original leaded glass windows overlooking the garden, as well as original, polished pine floorboards. The deep window sills of the period are everywhere, some used as window seats. The trompe l'oeil in the sunroom gently parodies Wroxton's early 19th century origins and a vaulted glass ceiling has ornate leaded glass detail.

Naira House is L-shaped. Extensive building some 20 years ago added a second storey over the living/diningroom area, providing two large en suite bedrooms, a dressingroom and box room. There are now seven bedrooms, three reception rooms, kitchen/breakfastroom and a conservatory which was added 12 years ago.
The floor area covers 390sq m (4,100sq ft) and there are front, side and rear entrances as well as two attics. The drawingroom follows the L-shape of the house and has views of the wide lawn with its rose bushes lining one side, the swimming pool on the other. Hardwood double doors lead to a diningroom where patio windows give a similar view. A family room with a white-painted brick fireplace is more 1960s in style.
