An Bord Pleanála has given the green light to the redevelopment of two landmark sites - the former Iveagh Markets and Mother Redcaps pub in Dublin 8 - into a Covent Garden-style shopping and drinking venue with a seven-storey hotel.

The board granted planning permission subject to 23 conditions following an appeal by An Taisce that it failed to incorporate a residential element.

An Taisce also criticised the proposed high-rise blocks on both sites as "having a monolithic and lifeless appearance".

However, An Bord Pleanála ruled that the development would not seriously injure the amenities of the area or of property in the vicinity and would be acceptable in terms of traffic safety and convenience.

Dublin hotelier and publican Martin Keane will turn the early 20th century Iveagh Markets into a multi-functional market and retail centre.

The site is composed of the Iveagh Markets, 22-27 Francis Street, Dublin 8, and an adjacent plot to the north of the market building occupied mainly by 20-21 Francis Street and 8 Lamb Alley.

He also got the go-ahead to change a previously permitted planning approval for 68 apartments and shops to a six-storey aparthotel and bar/restaurant at Mother Redcaps opposite Tailors' Hall where An Taisce has an office.

The development will incorporating retail, dining, drinking, exhibition, performance and an entertainment space.

An adjacent site will be home to a new seven-storey 97-bedroom hotel.
