BLOXHAM Stockbrokers has leased 7,665 square feet of office space in Dublin's International Financial Services Centre. The company is thought to be paying about £25 per square foot for the space on the ground, second and third floors of 2/3 Exchange Place. The first floor will be occupied by FBD International Holdings. Bloxham is to take the space under a 25-year lease without breaks with five-year upward-only rent reviews.
The investment, which is probably worth between £2 million and £2.5 million, is to be offered for sale at a later stage through Jones Lang Wootton. The offices in Exchange Place are designed specifically for IFSC companies who require more compact units while still having a high level of identity. Exchange Place offers space in units from 1,000 square feet upwards in a variety of configurations to 8,000 square feet.
Developers Hardwicke and British Land are now moving towards the final stage of the development of the IFSC where 120 companies are already based, including some of the most important names in world finance. At present there are 3,000 people working in the centre and this is set to rise further with the completion of the last phase of the scheme.
