The Cosgrave Property Group has found a tenant for one of the three office blocks it is developing in the West Pier Business Campus overlooking Dun Laoghaire harbour. Berlitz GlobalNET, a division of Berlitz International, is to occupy the 37,000 sq ft building at an initial rent of £17 per sq ft. The 25-year lease does not provide for a break option. The 350 staff moving to the building will be involved in computer software testing, engineering, translation and publishing. The Berlitz school will continue to operate from George's Place in Dun Laoghaire.
The building will have a high quality fit-out, including air conditioning. The company will have the use of 70 on-site car-parking spaces at a rent of £500 each. Cosgrave expects to complete work early in the new year on the two remaining blocks, which will have a total of 80,000 sq ft. Declan O'Reilly of DTZ Sherry FitzGerald is quoting rents of £18 per sq ft. Though the two blocks still available would be ideal as a corporate HQ for some medium-sized companies, the agents may let individual floors, which are generally around 8,000 sq ft.
