The final phase of 30 apartments at Collins Square in Dublin 7 beside the National Museum of Ireland is going on sale today with attractive owner-occupier tax incentives.

Built by Dunloe Ewart, the initial 50 apartments were sold in April off the plans.

On sale through Hooke & MacDonald, the tax relief for an owner-occupier will mean that a one-bedroom apartment which starts at £137,000 (173,990) has repayments of only £413 (524) per month, almost half the rental value.

Situated in the HARP area, a two-bed apartment in Collins Square at £169,000 (214,630) would have repayments of around £528 (670) per month, compared to rental payments of around £900 per month (1,143) - based on 90 per cent mortgages over a 30 year term at an interest rate of 5.24 per cent.

There is no clawback of relief if the owners leave before the 10-year period expires.

The prices are inclusive of a range of kitchen appliances including fridge, washer/dryer oven, hob and filter hood. Car-parking spaces will cost an extra £13,000 and are available with two-bed units only.

The entire scheme comprises 80 apartments and duplex units in three, four and five-storey buildings around a central courtyard. There will be retail/office areas on the ground floor of the front block with apartments overhead.

The apartments either overlook the Law Society grounds at the back, or Croppies' Acre at the front of the courtyard. Stylish block detail includes the cedar panelling around the entrance areas and the large windows marking each stair return. Each core has a lift serving three apartments per floor.

There are 19 one-beds, 48 two-beds and three two-bedroom duplex apartments in this release.

One of the most notable features of the apartments is the clever use of light and space. The one-bed show apartment has a good-sized livingroom with a large bay-style aluminium window overlooking Croppies' Acre. The kitchen off this area is Shaker-style with wall and floor tiling.

The double bedroom has fitted wardrobes and the bathroom has full tiling around the bath/shower area and a huge mirror on one side. The two-bed apartment has windows spanning two-thirds of the far wall and a door to the balcony.

The main bedroom is an en suite shower room with fitted wardrobes. Show apartments are open from 12.30pm to 2.30pm today and from 2.30 p.m. to 4:30 p.m. Saturday and Sunday.
