A SALE at last, trumpets Colliers International which had been trying for some time to offload a large scale property in Lucan - Allenswood House on 35 acres - for the very much reduced price of €2 million – or thereabouts.
Allenswood first appeared on the scene over a year ago when Colliers and McDonald Brothers of Lucan first put it on the market expecting up to €10 million was first put on the market last September on 218 acres when the property had been expected to make anything up to €10 million.
No buyer emerged however and finally it was decided to sell the house with enough land around it to make it a manageable country property rather than a full-on farm. According to Marcus Magnier of Colliers, viewings were good and a sale was agreeed “for not too far off the asking price”.
“Not too far” is the unknown quantity in many a sale in the current market, where it can represent anything between 10 and 30 per cent down from the original price. At the lower level, it could be seen as a great buy, with the Georgian house offering 557sq m (6,000sq ft) of living space, and plenty of land and outbuildings to keep a few ponies.
Meanwhile in Phibsboro it’s taken over two years to find a buyer for a house near St Peter’s Church on North Circular Road that needs a full refurb but that has over half-an-acre of garden. It first went on at €2.75 million and agent Lisney had to cut and cut again to get a sale.
Stonevilla, the three-storey 19th century detached early Victorian villa at 267 North Circular Road, had dropped to €895,000 earlier this year, and then by May, to €695,000. It’s now sold and sales agent Darren Chambers is being just as coy about the final price. We reckon at least another 10 per cent had to come off to seal the deal.
