One of Dublin's busiest restaurants, Joels at Naas road in west Dublin, is expected to make over £7 million when it is sold by tender through Insignia Richard Ellis Gunne. The business had a turnover, net of VAT, of £3.8 million last year and showed a net profit of over 66 per cent. Rebuilt in 1997 to seat up to 430 diners, the restaurant has a floor area of 14,300 sq ft along with kitchen, cold room, stores and office. There is on-site parking for 130 cars and full planning permission to the rear of the restaurant for a 52-bedroom hotel. Joels is located along what is probably the busiest artery into the city, between Newlands Cross and the M50. It is located in the centre of Dublin's principal industrial area and close to several new office parks.
Meanwhile, estate agent Colm McEvoy is quoting a guideline price of around £2.5 million for the Saggart Arms bar at Saggart, Co Dublin, which is to be sold by private treaty. It is one of only two pubs in the village which is set to grow rapidly over the next few years, following the sale of substantial tracts of development land. The 5,500 sq ft premises stands on a site of around one-acre.
