The Co Kildare heritage town of Celbridge, currently experiencing rapid expansion, is to have yet another housing development. Hamilton Osborne King is quoting over £7.5 million for a well-located site on the edge of the town with outline planning permission for 126 residential units and seven shops. The site, which goes to auction on June 14th, is owned by the Boylan family which has two garages on adjoining land.
The 20.6 acre site is within a few minutes' walking distance of the town with considerable frontage on to the Newcastle/Hazelhatch road. The planning permission provides for a new distributor road through part of the site.
The outline planning provides for 119 three and four-bed semis and seven apartments over the shops. HOK says that at today's values, the three-bed semi would sell between £155,000 and £165,000 while the four-bedroom homes would make up to £200,000 each.
Pat Nolan of the agency describes the land as "probably the best available close to the town centre." He says the town has a proven track record for strong house sales, partially because of the proximity of giant employers Intel and Hewlett Packard.
The site is about one mile from the local railway station which forms part of the Arrow service.
