Dublin property developers John Flynn and Sean Quinn are to sell a four-acre residential site at All Hallows College in Drumcondra, Dublin 9, with planning permission for 126 apartments. The decision is currently under review by An Bord Pleanala. Garvan Walsh of Gunne Commercial is quoting a guideline price of £6.5 million for the Drumcondra land, which goes to tender on June 9th.
The site forms part of a much larger tract of land owned by the college. It has been the subject of a number of planning applications in the past two years and there is already full planning permission for 26 large detached houses.
Last year, the Dublin city planners approved an alternative plan for 111 apartments but this was later over-ruled by An Bord Pleanala. Since then, Dublin Corporation gave notice of its intention to grant permission for 126 units but this decision has also been appealed to the board.
Garvan Walsh of Gunne says it would be surprising if the board again blocked the planning decision given the urgent need for housing in the area. He said the two developers had decided to sell the site at this stage in order to pursue other interests. Access to the site will be through Beresford Avenue, off Griffith Road. It is one of the best located development opportunities in the north inner city.
