QUINNSWORTH is hoping to offload Phibsboro Shopping Centre, Dublin 7, as part of its policy to concentrate on retailing rather than property management. Ann Hargaden of Lisney is quoting £4.95 million for the centre, which is producing almost £440,000 per annum. The centre was developed in the 1960s and is anchored by Quinnsworth, which is to retain ownership of its own store. There are 17 other retail units which are producing £290,880. The balance of £148,293 comes from offices which are let mainly to State agencies. Last year, the Office of Public Works signed new 35-year leases for the space.
There is about 10,000 square feet of unoccupied office space in the six-storey tower, which has the potential to bring in a further £80,000. Several retail tenants are to have their rents reviewed shortly.
