Ashtown: from €247,500: The Hooke & MacDonald agency is launching another phase at Royal Canal Park, a large scheme of 500 houses and apartments under construction along the Royal Canal in Dublin 15.
This new release coincides with the opening of show units for 25 apartments currently on offer. Prices start at €247,500 for one-bedroom units of 46 sq m (500 sq ft). Two-bed apartments of 71 sq m (765 sq ft) cost from €290,000 and three-bedroom apartments of 90-100 sq m (975-1,085 sq ft) start at €345,000.
Apartments are grouped around central courtyards. Parkland with landscaped lakes are planned and a water feature will run down to the Tolka river. The canal banks will be regenerated with new trees.
The easiest way to the location is through the Phoenix Park, via the Navan Road at Ashtown; alternatively, there is a route through Phibsborough onto the Ratoath Road. Apartment buildings are four or five storeys high, some with a contemporary façade, others with a traditional timber and render exterior.
Standard features are more numerous than usual at this price level. All units come with open-plan kitchens and sittingrooms, some with doors opening to a balcony. A storeroom for cleaning materials and sports gear is a useful feature. Kitchens will include good quality appliances and floor tiling and carpets are fitted. There will be a health and fitness complex, crèche and retail unit on the southern boundary of the scheme. The apartments will be ready to move into by the end of 2005/ early 2006.
