A new development of three-bedroom and four-bedroom houses on the outskirts of the heritage town of Trim, Co Meath is coming to the market this weekend. Prices range from £149,500. A total of 57 houses and bungalows are planned for Effernock Manor, which is located at the Dublin end of the town, not far from the centre. Highpark Developments is releasing 14 detached houses in phase one, through selling agent Sherry FitzGerald. There will be six three-bedroom bungalows, three four-bedroom houses and five very large five-bedroom houses. The Trim development has generated pre-launch interest, with some four and five bedroom detached houses already sold off plans. Builder Highpark Developments recently completed Talbot Court, also in Trim, and has constructed other housing schemes at Swords and Skerries.

This phase of Effernock will be ready for occupation by December this year and the entire development is expected to be completed within one year. Show-houses for all three house-types will be on view this coming Saturday and Sunday. All three house types are brick-fronted, with unusual roof lines and detached garages.

Floor areas are spacious and allowances for kitchens, tiling and fireplaces are higher than normally provided on schemes closer to town. A sum of £3,500 is allowed for the kitchen, £1,000 for tiles and £1,000 for the sitting-room fireplace.

The smallest unit, a 1,256 sq. ft three-bedroom detached bungalow, is selling at £144,950. This has a hallway with a guest cloakroom and family bathroom off. Double doors lead to the sitting-room, which has a box bay window and a door to a large dining-room/kitchen. There are patio doors from here to the garden.

The three bedrooms are off the other side of the hall. Two of these are double and the main one is en suite. Three-bedroom bungalows with a similar layout, but including a garage and utility room with a total floor area of 1,348 sq. ft, cost £149,500. Four-bedroom two-storey houses with 1,600 sq. ft are priced at £165,000. There is an entrance hall and sitting-room leading through to a dining-room/kitchen. The family bathroom and two smaller bedrooms are also at ground floor level. The main bedroom with an en suite bathroom, a second double bedroom and a small study are on the first floor.

There are five 2,800 sq. ft five-bedroom detached houses for sale from £295,000 to £325,000, depending on location within the development. These have a wide, L-shaped hall with guest cloakroom off. Double doors lead to a bay-windowed sitting-room. At the rear of the house there is a large kitchen/breakfast-room and a dining-room, both with patio doors to the garden.

One double bedroom and one single are at ground floor level. Upstairs, the main bedroom is en suite and has a walk-in wardrobe. Another double bedroom has a shower room en suite and there is a third double room, a good-sized study off the landing and a family bathroom.

Special features of the Effernock houses include good-quality fitted wardrobes and tongue-and-groove floors upstairs. Front gardens will be seeded and there are landscaped open areas for communal use.
