BRITISH Land is quoting a rent of £135,000 for a ground floor shop in the St Stephen's Green Shopping Centre in Dublin 2. The shop has 1,453 square feet of space and a further 785 at mezzanine level. The specialist toys group, It's Magic, previously traded out of the unit, which is adjacent to Dunnes Stores at a rent of £125,000.
Jones Lang Wootton, which is handling the letting, is understood to be in negotiations with the US department store, TK Maxx, to let 20,000 square feet of retail space, which will form part of an extension to the shopping centre. There will also be 7,000 square feet available on basement level and 12,000 square feet at ground floor level, which will open directly on to St Stephen's Green. Rents of over £35 per square foot are likely to be sought for the new space, which is due to be ready for occupation in 12 months time. The extension will also include a 130-bedroom hotel, which is to be operated by the Fitzwilliam Group.
