Thirty-five three and four-bedroom houses will be released this Saturday at St Raphael's Manor, Celbridge, Co Kildare, with prices ranging from £125,000 to £225,000. The selling agent is Billy O'Sullivan.
The homes are expected to be in strong demand because of the success of the earlier phases of the scheme, and the high standard of finish that is evident throughout the estate. The developers, Mountbrook Homes, were also responsible for St Helen's Wood in Booterstown.
St Raphael's Manor adjoins Celbridge, a heritage town, and will eventually have about 500 houses if, as expected, the company secures planning permission for a final phase of two-bedroom terraced houses. Of the 35 houses being released this weekend, 10 are three-bedroom semis of 1,020 sq. ft, which will cost £125,000.
There are 25 four-bedroom houses in three different styles, two of them semidetached, and one detached. A 1,225 sq. ft four-bed starts at £145,000, a larger 1,490 sq ft home starts at £165,000, while the detached 1,900 sq ft house costs £225,000.
Celbridge, a fast-growing town, is about 13 miles from Dublin's city centre, a 30-minute drive outside of rush hours. There are regular commuter trains from Hazelhatch station to Heuston station.
The St Raphael's Manor development has been landscaped to allow for green spaces, and the front gardens of all houses are laid out and planted. Features standard to all houses include gas central heating, hardwood doors, coving and fireplaces.
In the three-bedroom semis costing £125,000, the sitting and dining-rooms run the full depth of the house, with a double door separating them and a sliding, patio door to the rear, where there is a small patio and garden.
The kitchen/breakfast-room has a range of white-painted wall and floor units in MDF and a door to the rear garden with a glass panel. In the hallway, there is a guest lavatory with wash-hand basin.
Upstairs, off the squarish landing, the main bedroom is en suite with a shower, toilet and wash-hand basin. A fitted wardrobe has a mirrored door. Off the kitchen/breakfast-room, there is a utility room with a sink plumbed for washer/dryer. A door leads to the side of the house.
