US SOFTWARE DEVELOPMENT company Nuance Communications is to lease the entire first floor area of 835 sq m (8,987 sq ft) at 20 Merrion Road, directly opposite the RDS grounds in Ballsbridge, Dublin 4.

The rent is understood to be in the region of €175 per square metre. The company will also have the use of five parking spaces. The 10-year lease includes a number of break options.

Keith O’Neill of BNP Paribas Real Estate acted for the landlord and Aisling Tannam of Knight Frank advised the tenant.
