The entire site along Clonard Road extends to about 0.23 hectares (0.58 acres).

It includes two houses which are currently leased and producing an annual rent of €61,896.

One of the houses – Clonard Lodge – is a two-storey house built circa 1912 with a doctor’s surgery while 4 Clonard Road is a two-storey detached modern dwelling.

The site forms part of a larger holding that has a five-year planning permission for a residential scheme comprising retail, 15 apartments, medical centre and creche.

This permission was granted in March 2010 and was based on a joint venture with the adjoining owner.

The adjoining site, however, does not form part of this sale.

Jill Horan, who is handling the sale, expects strong interest in the site given its location close to so many amenities and the planning permission granted recently.
