OFFICE MARKET:DUBLIN ARCHITECTS Henry J Lyons is seeking over €14 million for a planned new headquarters office block off Pearse Street in Dublin 2.
The firm is also to build a new head office for itself (which it will occupy on an adjoining site) and another building for the Institute of Chartered Accountants.
Robert Fay of agent HT Meagher O'Reilly is marketing the the new headquarters going for sale at Magennis Place, about a 100 metres from the Dart station at Westland Row.
It will have 1,555sq m (16,738sq ft) of floor space over five levels and five basement car-parking spaces.
There are plans to fit it out to a particularly high specification, including raised access floors and air conditioning.
Richard Doorly, director of Henry J Lyons, says the character of the building will be defined by "a controlled palette of materials, simple forms and the playful composition of glazed screens and strips of limestone cladding".
He said that with careful massing this sculptural approach would allow the building to break up into different scales as it relates to diverse neighbouring buildings and open spaces.
The location is likely to be a strong selling point: it is within easy walking distance of the city centre, as well as the south Dublin docklands and the IFSC where many major Irish and international companies are based.
