ShoppingCentres: Tyrrelstown Town Centre, a new town centre in north Dublin with Ireland's largest Lidl outlet, is due to open in April.

Located between the N2 and N3, the centre adjoins the Blanchardstown Corporate Park, Ballycoolin and Rosemount, and comprises four blocks of retail units with apartments above.

Meanwhile, plans for a 70-acre retail park across the road from the town centre are underway.

The mixed-use development has 5,500 sq m (59,200 sq ft) of shopping and a 2,400 sq m (25,833 sq ft) Lidl store.

A Superquinn Select Store of 500 sq m (5,382 sq ft) will pay a rent of €180,000 a year. The Superquinn Select brand specialises in fresh foods and high-quality ready-to-eat meals. This brand is also available in the company's Greystones outlet, which opened recently.

Hickey Pharmacies is leasing a 431 sq m (4,640 sq ft) unit for €260,000 a year while Paddy Power is taking a 142 sq m (1,528 sq ft) unit at €81,500 a year.

Almost 70 per cent of the space is either committed or with solicitors. Joint agents Palmer McCormack and McPeake Auctioneers are indicating rental levels of €380 to €420 per sq m (€35.5 to €39 per sq ft) for the remaining units.

Other units are to be occupied by a crèche, Chinese restaurant, a launderette, coffee shop, takeaway, pub and off-licence.

The town centre, being developed by Twinlite Developments, is designed in an open street style.

Twinlite, which is controlled by Eugene Larkin, is behind the majority of the residential development in Tyrrelstown and also owns over 30 hectares near the town centre which is zoned for retail warehousing.

Along with the retail park a decision is due shortly on plans for a 160-bed four-star hotel on the site.

Over 2,500 residential units have been completed to date in the Tyrrelstown scheme. However, the new town centre will also serve residential developments in the surrounding areas of Castlecurragh, Hollystown and Mulhuddart.
