Over €4m for Foxrock shops
CB Richard Ellis is seeking over €4 million for a retail investment at 3 Brighton Road, Foxrock, which is producing a rent roll of €152,600 a year. The net initial yield would be 3.42 per cent after costs. The end-terrace building has 165sq m (1,775sq ft) on the ground floor and 148.6sq m (1,600sq ft) overhead. The tenants include a butcher's shop, hair salon, shoes and accessories, and a restaurant. Lorraine Curtis of CBRE expects strong interest in number 3 - the first investment to come on the market in Foxrock for several years - given the quality of the tenants and the location.
€5m for 2.5 acres in Naas
A well located site, possibly for a car showroom, at the roundabout alongside Osberstown in Naas, Co Kildare, has come on the market through CB Richard Ellis and Colm McEvoy. The 2.5 acres are zoned for industrial use and are for sale at €5 million. The owners may consider a lease of the land which fronts on to the Western Distributor Road. It has easy access on to the M7 and, once work on a planned interchange has been completed, it will improve access to the motorway.
Ballymoney bar for €3.5m
The Phillips Partnership is seeking €3.5 million for The Orphan Girl, a well-known bar and restaurant at Ballymoney, Co Wexford. The property, which also includes an entertainment venue, extends to 1.7 acres and has full planning permission for three shops and 20 apartments.
In Tralee, Co Kerry, North's Real Estate Alliance is suggesting a minimum value of €2.5 million for a site of 4.69 acres at Killerisk, Tralee, with full planning permission for 52 residential units. Cluid Housing Association has agreed to avail of the apartment element of the scheme for social and affordable housing. The well located site near Manor West Retail Park is to be auctioned on April 23rd.
€2m for Clondalkin warehouse
William Harvey & Co is looking for €2 million for a modern warehouse and office building at Weatherwell Business Park in Clondalkin, Co Dublin. Alternatively, it can be leased at an annual rent of €108,000. The semi-detached unit extends to 916sq m (9,860sq ft) and includes two-storey office and staff facilities. A non-structural mezzanine floor of 537sq m (5,780sq ft) is available by separate negotiations. The building has a full height roller shutter.
DTZ signs for new London HQ
DTZ has signed a lease with developer Hammerson to take 7,000sq m (75,000sq ft) for its new UK and global HQ at 125 Old Broad Street in the City of London. DTZ will take levels one to four and part of level five of the former London Stock Exchange building in a joint venture between Hammerson, GE Real Estate and Bank of Ireland. The lease is for 20 years at £575 per sq m (£53.50 per sq ft). Some 600 staff will relocate to the new premises in the autumn.
