Bookmakers to open at IFSC

Dermot Desmond's plan to open a chain of bookmaking shops is moving ahead with the second branch due to begin trading at Dublin's International Financial Services Centre.

Chronicle Bookmakers launched its business at the Sporting Emporium at Anne's Lane in Dublin 2. It has now agreed to lease a retail unit of 57.5sq m (619sq ft) from Alanis at Clarion Quay. The rent will be €51,000 per annum. The shop is located next to Grafton Barbers on Mayor Street. Other nearby traders include M&S Food, Milanos and the Bagel Bar. Chronicle will compete with several long established bookmaking chains for well located sites close to successful bars in Dublin and other cities.

€3 million for Monkstown offices with Regency era style

Colliers Jackson-Stops is seeking €3 million for a Regency three-storey over basement office building at 21 Longford Terrace in Monkstown, Co Dublin, which is for sale by private treaty.

Though in office use it could easily be converted into a stylish family home with a floor area of 380sq m (4,090sq ft). The mid-terrace house, dating from 1856, has all of its essential period features including ornate ceilings, cornicing and marble fireplaces. It also has a well maintained 70ft south-west facing walled and lawned rear garden. The property is within easy walking distance of both Dún Laoghaire and Monkstown.

Carl Scarpa opens shop at  Blackrock's Frascati centre

The ladies footwear chain Carl Scarpa has opened a new shop at the Frascati Centre in Blackrock, Co Dublin. The 140sq m (1,507sq ft) store is close to the main entrance and adjoins Marks & Spencer and Debenhams. Carl Scarpa, who will be paying €150,000, now has 13 outlets including one in Grafton Street. There are plans to open four further outlets this year. Agent HWBC advised Carl Scarpa and Colliers Jackson-Stops advised the landlords.

€700,000 for north docklands office and storage building

CB Richard Ellis is seeking €700,000 for an office and storage building at Hawthorn Avenue between Spencer Dock and the entrance to the Dublin Port Tunnel. The two-storey detached office building has a floor area of 127sq m (1,367sq ft) while the store extends to 71sq m (764sq ft). The freehold site covers an area of 280sq m (3,014sq ft) and is close to several major developments which are under way.

€50,000 key money at Square

GMC Mortgages is seeking €50,000 for its leasehold interest in a retail unit at The Square shopping centre in Dublin. The 48sq m (517sq ft) unit is held on a 35-year lease from 1990 at a rent of €48,500 per annum.

Mazda takes space at D4's Oval

Mazda Ireland has leased an office for its financial services department on the ground floor of Block 1 at The Oval, the sylish office building on the banks of the River Dodder in the centre of Ballsbridge, Dublin 4. Mazda will occupy 419sq m (4,510sq ft) on a long lease in the building which has already attracted companies like Claret Capital, Gyre, Eirgrid and retailers Starbucks, Mink Hand and Foot Spa. Jones Lang LaSalle and HT Meagher O'Reilly, who handle lettings, are quoting rents of €592 per sq m (€55 per sq ft) and €3,750 for car-parking spaces. The Oval is designed around a highly distinctive rotunda and provides public access to the Dodder river walkway on one side.

TK Maxx for The Park

Discount fashion trader TK Maxx is to join the line-up of traders in the next phase of The Park in Carrickmines, Co Dublin. The American multiple is to trade out of a store of 2,787sq m (30,000sq ft) with 929sq m (10,000sq ft) at mezzanine level. The rent will be close to €750,000 per annum. It will be TK Maxx's 11th Irish store when it opens in May. Savills HOK handled the letting and Colliers Jackson-Stops acted for the tenant.

Conservation consultancies merge

Two of Ireland's leading conservation consultancy firms, TKB & Associates and Chris Southgate & Associates, are to merge and trade as TKB Southgate Associates. The firm has offices in Dublin, Cork, Belfast and an office HQ in Monaghan. The two principals behind the company, Dr Thomas Brennan and Chris Southgate, have for many years specialised in methods of non-destructive treatment and protection of historic homes and heritage sites. They have worked on projects such as Farmleigh House, the medieval walls and towers of Waterford city, Dunboy Castle in Cork, and Michael Flatley's Castle Hyde house.

The firms employ a good mix of professionals, including building archaeologists, architectural and landscape historians, building and chartered surveyors and conservation architects.

Zimmer Holdings buys industrial at East Park, Shannon

The former Flextronics premises at East Park in Shannon has been purchased by Zimmer Holdings, the US medical device company, and not by the Summit Realty Group, as incorrectly reported in last week's supplement. The 10,285sq m (110,707sq ft) building was sold for close to the asking price.
