675,000 key money for lease of restaurant on Westmoreland St
Leases for some restaurants do not come cheap these days judging by the asking price for the Thai Orchard at the junction of Westmoreland Street and Fleet Street in Dublin 2.
Nick Crawford of Douglas Newman Good Commercial is seeking key money of €675,000 for the business which had a certified turnover of €22,000 per week or €152,000 per annum.
The restaurant, which opened in 1996, seats 100 customers. The current rent of €152,000 per annum is not due to be reviewed until 2011.
Shoe retailer for CHQ
Dublin footwear retailer Fitzpatrick Shoes, which has been trading in Dublin's Grafton Street for 70 years, is opening a new outlet at the CHQ building in the IFSC.
Fitzpatrick Shoes will be paying a rent of €645 per sq m (€60 per sq ft) for a unit of 244sq m (2,626sq ft) after a six-month rent-free period.
Other traders due to open shortly include women's fashion specialist Kohl; shoe boutique, The Pink Room; and men's tailor Louis Copeland.

Right Price Tiles for Fonthill Park
Green Property is continuing to attract tenants for its Fonthill Retail Park in Clondalkin, D22. The latest to agree terms is Right Price Tiles which will take a store of 821sq m (8,837sq ft) at €322 per sq m (€30 a sq ft). There are six retail units in the scheme with a total area of 11,507sq m (123,860sq ft) along with 516 car-parking spaces. Lidl trades from one unit. David Fahey of CBRE says he is in negotiations with a number of traders, including one from the UK, about the remaining units.
The same agent has let a store of 75sq m (807sq ft) at the Baorimhe centre in Swords to Pizza Hut at €42,000 a year.
Historic Meath bar for €1.25m
A Co Meath bar with historic links to the 1798 Rebellion is to be offered for sale by private treaty with a guide price of over €1.25 million.
Cross Guns public house at Castletown, Navan, was recently renovated to a high standard and extends to around 278sq m (3,000sq ft). About one-third of the space could be converted into a restaurant. The bar is on the main Navan to Kingscourt road close to the junction of the Kells/Ardee roads.
Harvey Norman HQ for Swords
The multiple home store Harvey Norman has rented a new headquarters building at Brent House in Swords, Co Dublin.
It is paying a rent of €169 per sq m (€15.70 per sq ft) for 935sq m (10,064sq ft) in the building developed by Hanley Controls. The 20-year lease provides for a break option in year 10.
Lambert Smith Hampton handled the letting and Bogle Estates acted for the tenant.
Top prize for Killiney house
A new house at Killiney Hill in Killiney, Co Dublin - designed by architects O'Donnell & Tuomey and built by Townlink Construction - has won the top prize in the Irish Concrete Society annual awards.
