Sandyford suites to buy/rent
Private investors who acquired office suites in Q House, a new office complex on Furze Road in Sandyford, Co Dublin, have launched a marketing campaign to find either tenants or purchasers. Both units on the first and second floors have planning permission for either office or medical use.
Joint agents HWBC and Savills HOK are quoting a rent of €344 per sq m (€32 per sq ft) or a selling price of €1.32 million for a suite of 158sq m (1,701sq ft) with three car-parking spaces. The second suite of 2,452sq m (26,393sq ft) with five car-parking spaces can also be either rented at the same level or purchased for €2.1 million.
850,000 for D6 investment
A commercial building with planning permission for a bookmakers on the ground floor and a medical centre overhead has come on the market in Clonskeagh, Dublin 6, with a guide price of €850,000.
Andrew Sherry of DTZ Sherry FitzGerald is handling the sale of 105 Clonskeagh Road which is close to Ashton's bar as well as the Bombay Pantry. The end-of-terrace two-storey premises has 170sq m (1,829sq ft) over three floors and five car-parking spaces.
3m for Shannon bar
Joint agents DTZ Sherry FitzGerald in Limerick and Sherry FitzGerald McMahon are seeking offers around €3 million for the newly refurbished Murphy Brown's bar and restaurant in the Skycourt shopping centre at Shannon. The two-storey over basement premises extends to 1,170sq m (12,590sq ft) and includes a bar/dining area on the ground floor and a second bar with large dance area on the first floor. The shopping centre attracts over 57,000 shoppers per week, according to the agents.
Office suites at Citywest
Two own-door office suites at Citywest shopping centre in west Dublin have been let by joint agents Savills HOK and Lisney. Velfac, a window design and manufacturing company, has leased a unit of 472sq m (5,081sq ft) while TP Auctioneers/Money Matters has taken a building of 189sq m (2,034sq ft).
Six remaining suites ranging from 189 to 605sq m (2,034 to 6,512sq ft) are available to rent at €269 per sq m (€25 per sq ft) and €650 for car-parking spaces. Alternatively, suites are also for sale at prices from €813,758, including car-parking.
Helen Faley of Savills HOK said the strong appeal of the office suites was greatly helped by the fact that they were competitively priced and were in a well established, easily accessible business location.
Award for Jones Lang LaSalle
Jones Lang LaSalle's capital markets team has been presented with the European Investment Agency of the Year award for the second year in succession at ExpoReal in Munich.
It was chosen by an independent panel of judges from a shortlist which included its main rivals. The awards are sponsored by Property Week Global and ExpoReal, and is one of the major commercial property events on the annual calendar.
"Winning the award for the second year running is a strong endorsement of Jones Lang LaSalle's emphasis on its client-focused approach, clear advice, joined up thinking and international knowledge," said John Moran, capital markets director of the agency's Dublin office.
€650,000 for Wicklow hall
An attractive Church of Ireland assembly hall overlooking the harbour in Wicklow town has come on the market through Anne Lait Auctioneers with a guide price of €650,000. The building at Bachelors Walk can either be refurbished and enlarged or demolished to make way for a town centre development. The property goes to tender on November 5th.
€60,000 rent off quays in D1
The former commercial building occupied by Smallman's plumbing merchants off Bachelor's Walk in Dublin 1 has come on the letting market through Douglas Newman Good Commercial. A rent of €129 per sq m (€12 per sq ft) is being sought for the 464sq m (5,000sq ft) of space, equating to around €60,000 per annum.
€550,000 for shop and office
Savills HOK is seeking €550,000 for a retail investment at the junction of Kimmage Road Lower and Sundrive Road in Dublin.
The building at 171 Kimmage Road has a ground floor area of 113sq m (1,216sq ft) which is let to Kimmage Dry Cleaners at an annual rent of €32,000. The first floor offices of 41sq m (441sq ft) are partly let and producing an additional income of €2,600 per annum.
