D2 offices for €183 per sq m

DTZ SHERRY FitzGerald is quoting a highly competitive rent for an own-door office building at 14 Whitefriars, St Peter’s Row in Dublin 2.

The unit is available on flexible sub-lease terms or by way of an assignment of a 25-year lease from 2000.

The modern three-storey building extends to 145sq m (1,568sq ft) and forms part of the Whitefriars office development beside the Dublin Institute of Technology on Aungier Street.

Ronan Corbett of DTZ, who is acting on behalf of My Home Ltd, says he expects a good level of interest because of the shortage of high quality own-door offices near St Stephen’s Green.

The agency is quoting a rent of €183 per sq m (€17 per sq ft) and €3,000 per car-parking space. The overall space can be sub-divided into smaller units.

€1.85m for Citywest offices

WILLY DOWLING of CB Richard Ellis is quoting a guide price of €1.85 million for a modern two-storey own-door office building at Citywest Business Campus in west Dublin. The unit at Lake Drive extends to 1,173sq m (12,631sq ft), has full third generation specification, including a lift, raised access floors and air conditioning. There are 43 surface car-parking spaces.

€35,000 rent in Delgany

THE PHILLIPS Partnership is quoting a rent of €35,000 for a new three-strorey office building in Delgany village in north Wicklow. The 170sq m (1,829sq ft) of space works out at €205 per sq m (€19 per sq ft).

There is parking for up to six cars. The building has been developed along contemporary lines and includes all modern conveniences.

D2 Georgian relet

FINANCIAL ENGINEERING has assigned the lease of a Georgian office building at 32 Fitzwilliam Street to the Irish Academy of Computer Training.

The 550sq m (5,920sq ft) house is held on a 25-year lease from 2005. It has five car-parking spaces and an overall rent of €197,285.

BNP Paribas Real Estate, which negotiated the deal, says it is seeking a tenant for 400sq m (4,306sq ft) vacated by Financial Engineering in Harmony Court on Harmony Row in Dublin 2.
