€1.2m for Bray house site
A DEVELOPMENT site which can accommodate 30 houses goes on the market today at Herbert Road in Bray, Co Wicklow. Savills is seeking €1.2 million for the 0.93 hectares (2.3 acres) site opposite Kilbride Lane, a much sought-after residential location close to Bray town centre. The surrounding area is characterised by good quality housing estates and a number of large detached houses.
The land has residential zoning and full planning permission for 21 houses and 24 apartments in seven blocks. Mark Reynolds of Savills said he thought it likely that a purchaser would want to change the planning to 30 houses, as suggested in a feasibility study. Reynolds said he believed the Bray land would greatly appeal to developers, particularly as there had been as many as eight underwriters for similar sites in the past.
Electric Ireland's D9 office
ELECTRIC Ireland is to lease 510so m (55,000so FT) of newly-developed office space at Swift Square in Santry, Dublin 9. The company will be paying a rent of €134 per so m (€12.50 per so FT) for the accommodation under a standard lease with break options every five years. The agreement is likely to include a rent free period of up to 24 months. There is around 1,858so m (20,000so FT) of space still available in the two blocks in the park developed by the Cosgrave Group. Darren Nugent of CB Richard Allis handled the letting and Conor Whelan of BNP Paribas advised Electric Ireland.
Santry warehouse for rent
INDUSTRIAL agent William Harvey is quoting a rent of €280,000 for a substantial modern warehouse at Furry Park in Santry, Dublin 9.The standalone warehouse and office facility extends to 4,036sq m (43,443sq ft) on a two-acre site. It is fitted out to a high standard and includes offices, staff facilities, security system and IT infrastructure.
Key features are an excellent loading access – it has four dock levellers and one level access door- and an internal height of 8.1m rising to an apex height of 10.2m. Furry Park is within 2.5 km of Dublin Airport and 1km from the Port Tunnel.
Birthdays lease €120,000pa
SHARON Walsh of agent HWBC is seeking a rent of €120,000 per annum for a new lease of the former Birthdays shop at The Square shopping centre in Tallaght, Dublin 24. The Level 2 unit has a ground floor area of 120.68sq m (1,299sq ft) and a mezzanine of 70.60sq m (760sq ft) close to the entrance to Tesco.The rates on the shop are €23,140.
Lidl plan in Swords approved
PLANS by the German food discounter Lidl to open a new outlet next to the JC food supermarket and Dunnes Stores clothing store in Swords, Co Dublin, have been approved by An Bord Pleanála.
Fingal County Council had previously granted permission for the new store, which will be developed on a site currently occupied by a petrol filling station, convenience shop and carwash, along with a single-storey detached house.
Objectors to the Lidl project included JC Savage Supermarkets, Castlefarm Estates and residents along Rathbeale Road which runs from Swords to Ashbourne.
An inspector with An Bord Pleanála had recommended that the discount store should be refused permission, arguing that it would be a “visually dominant and overbearing form of development” and would overshadow the adjoining properties.
In addition to the standard financial contributions to be paid to the planning authority, the German store will also have to contribute almost €700,000 towards the proposed Metro North rail service.
