HCL Technologies in Dublin

INDIAN IT services company, HCL Technologies, is to establish a new software business at East Point Business Park in the Dublin docklands. The company is expected to create about 80 jobs over the next three years.

HCL has initially leased 325sq m (3,500sq ft) on the first floor of Innovation House with an option to expand into the remaining space on the floor which covers an area of 1,207 sq m (13,000sq ft).

The rent is likely to be at the lower end of the scale at around €10 per sq ft. HCL had global revenues last year of $6 billion (€4.4 billion) and it employs 85,000 staff in 31 countries.

The IDA has acknowledged that HCL has been a “major target” for expansion into Ireland because of its internatiuonal reputation in the IT sector.

BNP for Sweepstake Centre

THE FAST-EXPANDING BNP Paribas Real Estate agency is to move next January to high profile offices at the Sweepstake Centre in Ballsbridge, Dublin 4.

The company has taken a 15-year lease of the former Lexus car showrooms which extend to 520sq m and have 12 on-site car parking spaces. It is likely to be paying in the region of €120,000 for the premises which are owned by Killeen Investments, a company set up by the late Dr Tim Mahony of Toyota Ireland. Patrick Curran, MD of the BNP agency, said they had taken advantage of market conditions to provide their staff with the best facilities to service their clients and to continue building BNP Paribas in Ireland.

D6 site sells for €350,000 plus

JONATHAN PRESTON of Savills has secured in excess of €350,000 for a ready-to-go mews site at Northbrook Lane in Ranelagh, Dublin 6.

The site, of 0.9 of an acre, has permission for two two-storey, three-bedroom mews houses extending to 2,000 sq ft. Each will have one-car parking space. Savills previously sold a large period house at the front of the site at 4 Northbrook Road.

Preston said the sale has proven that there is a strong demand for well located mews sites from builders, owner occupiers and investors.
