KILDARE BUSINESSMAN Gerry Conlon is to let another of the former Hibernian Insurance Company’s office buildings at Haddington Road in Dublin 4 following his decision to defer the overall redevelopment of the portfolio.
Conlon bought three blocks along with an office investment for €80 million towards the end of 2006 with the intention of redeveloping them to provide 23,000sq m (247,570sq ft) of new office space. With the slowdown in the economy and the banking crises, he decided in 2008 to let the buildings on short leases of three to five years before embarking on a grand scheme.
Two of the four buildings are fully let to Bank of Ireland and architects Henry J Lyons while Hibernian House is now 80 per cent occupied with only the first floor of 363sq m (3,907sq ft) available. Some tenants in the block have expressed interest in the remaining space.
Joint agents Kelly Walsh and HT Meagher O’Reilly are now launching a letting campaign for the last office building, Haddington House on Haddington Road. The ground floor has already been let and upper levels are available at competitive rents of €250 to €300 per sq m (€23 to €28 per sq ft). The space on offer can range from 23 to 3,033sq m (248 to 32,647sq ft).
The letting agents say that the accommodation should appeal to start-up businesses and also companies downsizing.
