REDEVELOPMENT SITE:WITH MOST petrol filling stations in Dublin city already closed or under threat, a new trading opportunity will arise shortly at Ringsend Road, Dublin 4 when Chevron (Ireland) is selling one of its remaining service stations either as a going concern or for redevelopment.
Agent Knight Frank is quoting over €3.25 million for the station which has six pumps, a grocery shop and a car-wash.
The service station stands on a site of 0.1 of a hectare (0.26 of an acre) and has a particularly good frontage of 40 metres facing on to Ringsend Road.
Should the purchaser decide to keep the station open, he or she will have to enter into a sales agreement with Chevron to buy fuel from them for a five-year period.
David Freeman of the selling agent said that profit margins in service stations "vary terribly widely". Petrol companies had been withdrawing from the retail business, preferring to concentrate on supply and exploration. Chevron had already sold many of its sites to tenants.
Freeman describes the Ringsend Road property as a good site which would prove quite attractive as a going concern.
Ringsend Road is a relatively busy link road from the city centre to the East Link Toll Bridge and to the south city suburbs of Ringsend, Sandymount, Blackrock, Monkstown and Dún Laoghaire.
