The Dominican Order is selling a prime residential site with views over Cork city.

Agent GVA Donal Ó Buachalla is quoting €2 million for the 4.95 acres at Middle Glanmire Road in the exclusive Montenotte area about 2km from the city centre.

The site is zoned “RE” – residential, local services and institutional uses – in the current Cork city development plan. This would make the land appealing to developers and nursing home operators.

According to the agent, a feasibility study has been carried out that envisages a medium-density residential scheme of 36 to 40 houses on the site.

The lands are surrounded by predominantly mature, low- to medium-density residential schemes, while the site has 200m of road frontage to the Middle Glanmire Road.

Adjoining properties include St Dominic’s Retreat House and the Woodlands estate close to its junction with the North Ring Road.

The Dominican Order runs St Dominic’s, where it provides religious-based services and courses to a wide variety of individuals and organisations in the Cork area. Proceeds from this sale will be invested to support and sustain this mission.

Montenotte is one of the most sought-after parts of the southern capital. It had an influx of wealthy merchants in the early to mid-19th century who built numerous substantial residences – some set in mini-estates with fine gardens.

Many of its larger houses now have institutional uses, or have been divided into apartments.

Famous residents include rugby player Ronan O’Gara.
