RedevelopmentSite: A 9.36-acre site in south Bray has come on the market for sale by tender on November 9th. Suited to industrial, warehousing and retail warehousing, it is expected to sell for over €30 million.
The site is the former Dell premises on Boghall Road/Vevay Road. It has extensive industrial buildings on site and straddles two local authority areas.
The Bray Development Plan 2005-2011 lists part of the property as zoned "objective C employment uses". The remainder of the property lies under the Co Wicklow Development Plan 2004-2010 area and is zoned for "appropriate industrial warehouse and large scale retail warehousing".
Retail warehousing is permitted under the Wicklow development plan and is open for consideration in the Bray development plan.
One of the site's key attractions is accessibility. It is easily reached from all areas of Bray and Greystones. The N11 is close by which means any retail development could serve north Co Wicklow and south Dublin.
The site was the location for Dell's original UK and Ireland sales, marketing and support operation set up in 1992. Then employing about 60 people, Dell transferred its business to a purpose-built facility at nearby Cherrywood and now employs 1,600 people.
Bray is designated as a major town centre in the greater Dublin area retail strategy. This is key, given it forecasts the town becoming a regional and county centre for retail and commercial services and development. The town and its environs already has a population of about 31,000 and this is projected to increase under the National Spatial Strategy.
Under this plan, Bray is designated as being within the metropolitan area of greater Dublin. The regional planning guidelines have designated Bray as a "metropolitan consolidation town" which will be a main growth area to be developed to a relatively large scale as part of the overall strategy.
Bray is accessible to Dublin and Co Wicklow via the N11/M11, Dart, Dublin Bus and Bus Éireann services. There are also proposals for a further extension of the Luas green line from Cherrywood, which would further enhance accessibility.
