Nicholas Corson of that agency is quoting €2.75 million for 25 South Frederick Street, Dublin 2, which is mainly rented by the Progressive Democrats until next June. The availability of the HQ building so close to the Dáil has proved very handy for the political party.

South Frederick Street links Molesworth Street to Nassau Street and has a range of cafés and art studios, including George's Bistro and Dunne & Crescenzi.

The four-storey over basement building has a floor area of 327.5sq m (3,525sq ft), including a gallery at basement level which is let to Wellesley Ashe Gallery at a rent of €10,400 a year.

The selling agent estimates that when fully let the building should be producing a rental income of between €130,000 and €150,000. The agent also said that it could be used for alternative purposes, such as a restaurant, art gallery, education, embassy or medical uses.
