Consultation suite on Dorset Street for €320,000

Colliers International is guiding €320,000 for a private consultation suite rented by the Mater Hospital at 16 St Raphael's House at 81-84 Dorset Street, Dublin 1.

The suite is rented under a 20-year lease from 2013 with a break option in 2023. The current rent of €23,442 will be reviewed in 2021 in line with the consumer price index. Even at the present rent the yield will be 7 per cent after allowing for purchaser’s costs of 4.46 per cent. St Raphael’s House, an attractive period building which was recently refurbished, is laid out to provide consulting facilities. The entire building is let to t he Mater Hospital.
