A NEW MARKETING campaign to find office tenants for vacant space in three Dublin office blocks owned by Seán Dunne’s Mountbrook Group kicks off this week on the instructions of Paul McCann of Grant Thornton, who is acting as receiver to the group.

Joint agents HT Meagher O’Reilly and Lisney are relaunching the Bloodstone Building and Block B, two elements of the Riverside IV development in the south Dublin docklands, where solicitors Matheson Ormsby Prentice occupy Block A.

The entire scheme is acknowledged as one of the best finished and best located, overlooking the Liffey and a short walk from Grand Canal Square.

The eight-storey facade of the Bloodstone Building is a combination of glass and aluminium, which provides a distinctive and contemporary frontage on to the river. Internally it has the advantage of flexible floor plates with fully-fitted office suites ranging from 439sq m (4,725 sq ft) to 1,236sq m (13,304sq ft).

For companies looking for even more space, there is an overall accommodation of up to 6,605sq m (71,095sq ft). The SEB financial services group occupy two floors in the building.

The joint agents are quoting €269 per sq m (€25 per sq ft) for the ground to fourth floors and €312 per sq m (€29 per sq ft) for the penthouse floor. There are also 34 car parking spaces available at €3,000 each.

Block B also has a large glazed facade, maximising natural light in the open-plan offices. Fitted office suites range from 225sq m (2,422sq ft) to 1,059sq m (11,398 sq ft) and the overall space available is 3,881sq m (41,775sq m).

Future tenants will be joining AWAS which occupies two floors. HT Meagher O’Reilly is seeking rents of €269 per sq m for the available space.

The agent is aiming to continue its success with Hume House in Ballsbridge where it recently let 2,508sq m (27,000sq ft) to AIB.

A rent of €177 per sq m (€16.50 per sq ft) is being quoted for the remaining suites, which range in size from 363sq m (3,907 sq ft) to 633sq m (6,813sq ft) on the third and seventh floors.
