Over €950,000 for mixed-use property

DALKEY:CBRE is seeking offers over €950,000 for a retail and residential building in the centre of Dalkey village in south County Dublin.

The mid-terrace property at Castle Street is a part two and three-storey building which was extended in 2004 and comprises a self-contained ground floor retail unit with three apartments overhead. The shop extends to 169.7sq m (1,827sq ft) and features a high ceiling, parquet wood floors and large display windows.

The agent says it would suit a number of uses, including a restaurant, subject to planning permission.

There is a separate access to the overhead apartments, two of them one-bedroom units and the third a two-bed. The top floor apartments include a terrace with clear views over Dublin bay.

Patrick Street shop to show 10% yield

CORK:Chartered surveyors HWBC is quoting a guide price of over €1.8 million for a retail investment at 74/75 Patrick Street in Cork which will give a yield of over 10 per cent.

The three-storey terraced building extends to 209sq m (2,258sq ft) and is let to The Carphone Warehouse at a rent of €190,000 per annum.

The 35-year lease dates from 1989 and provides for five yearly upwards-only rent reviews. The lease has another 11.5 years to run.

The investment is likely to appeal to private investors because of the attractive 10 per cent income yield, the management lot size and the new favourable capital gains tax provisions which allows a purchaser to hold the property for seven years or more and to avail of a CGT exemption from the gains made in the first seven years.

Office suites to rent at Beacon Court

SANDYFORD:Agent O'Neill Strategic Property Advice is seeking tenants for two remaining floors of offices at Beacon Court in Sandyford, Co Dublin.

The agent is quoting a rent of €12,300 per annum (€129 per sq m/€12 per sq ft) for a suite extending to 95sq m (1,023sq ft).

Another suite, slightly larger and also fitted out to a high standard, is available at €10,400 per annum. The new tenants will join property investment and asset management firm Wealth and Property Solutions, Bonica Pain Clinic and investor relations firm Geelon Co.
