Dublin 7

: Former restaurant for €250,000

The former Chapati restaurant on Duck Lane in Smithfield, Dublin 7, is to be offered for sale by agent CBRE at €250,000. The agent will also consider renting the 345sq m (3,757sq ft) building at €29,000 per annum. Duck Lane is a pedestrian walkway linking Smithfield Square with Bow Street. It is located beside the Jameson Distillery Centre.

Cork: €2.25m-plus for Albert Quay site

Savills is seeking offers of more than €2.25 million for a prime redevelopment site on Albert Quay in Cork city.

It is being sold on the instructions of Kieran Wallace of KPMG, who is acting as receiver and manager over Hartopp Investments.

The site of 0.194 of a hectare (0.48 of an acre) is just east of the City Hall and immediately to the south of 17-storey landmark apartment and commercial block The Elysian. The plot, and another site immediately adjacent in separate ownership, are the last two remaining development opportunities in the block of property between Eglinton Street, Albert Street and Albert Quay.

Dublin 2: Tenants lined up

Agent HT Meagher O’Reilly has found tenants for the remaining space in the distinctive new office block at 51-54 Pearse Street in Dublin 2. BrandTone and Rubicon Infrastructure Advisers will occupy the last available 450sq m (4,844sq ft) at a rent in the early €20 per sq ft (€215 per sq m) range. The other occupiers are Henry J Lyons Architects, Benetton, Cousin Creative and United Business Media.

The same letting agency has now turned its attention to the adjoining office building, Magennis Court, also developed by Henry J Lyons. The 1,555sq m (16,738sq ft) of space is available in its entirety or on a floor-by-floor basis, ranging from 116 to 417sq m (1,249 to 4,489sq ft). A rent of €269 per sq m (€25 per sq ft) and €3,000 for car-parking spaces is quoted.

Dublin 3: €1m for 'walk-in' office building

Agent CBRE is quoting €1 million for Bayview House, a semi-detached office building at 49 North Strand Road in Dublin 3, which is for sale by private treaty.

The two-storey house, described as in “walk-in condition”, has a net internal area of 374.91sq m (4,035sq ft) and car-parking to the rear.
